TO BUY A PROPERTY IN SPAIN
The first step is of course to think about what you are seeking. We can help you answer questions about the different areas or concerns about buying a house in Spain, so that together we can find an item that suits you.
We will book a time with you and look at a number of different houses or apartments on the same day. This allows you to visit the selected properties without stress and without being disturbed by others.
Bidding is unusual in the sale of homes in Spain. The principle is that the property goes to the first buyer who is willing to pay the asking price, but it often happens that the seller accepts lower offers (especially now in times of crisis) so do not hesitate to haggle with a bargain price!
You will need a Spanish bank account and an identity number (NIE) when buying a property in Spain. You apply for this fiscal number at the policestation (Policia Nacional). We can of course help you to arrange this!
When you have found your dreamhome you will normally pay a reservation fee for it to be removed from the market. Within two weeks will the signing of the sales contract take place and 10% deposit is paid to the seller.
The final transaction is then conducted at an official lawyer (notary) who will make certain checks and prepare the paperwork. Buyers and sellers should have a legal agent. We would gladly recommend names of independent lawyers/representatives who speaks your language and can make sure that everything is handled according to current regulations. We will of course also be present to ensure that you feel satisfied all the way until the deal is officially closed.
Access to the property is the same day that all papers are signed. The final registration of land will take between one to three months.
Costs of buying property in Spain include IVA (VAT), notary fees, landregistration and other statutory costs and is estimated at about 10-13 percent of the total purchase price.
We follow the directives in Spanish law Decreto 218 to protect you as a buyer from unexpected surprises.
TO SELL A PROPERTY IN SPAIN
Please contact us if you are looking to sell your home. To be able to market the property in the best way we need some documents, including a copy of the Escritura, a Nota Simple (Property Registry Filing, not older than 3 months) and a certificate from the municipality showing that the IBI , the municipal property tax, is paid.
We come home to you to do a free valuation of a suitably selling price, take photographs and market your property through our website and our contacts. This promotion is of course completely free of charge and sellers will pay brokerage fee only upon completion of the transaction.
Costs of sales also includes attorney fees (usually 1% of final price) and profit tax (21% of the profits). Your legal representative can calculate the tax based on your personal situation.
